In Sunrise Lane, players assume the roles of construction companies working to develop a residential neighborhood. The game board features a grid with spaces showing 1-5 dots in a single color, and each player has a set of colored House pieces, with colors independent of the board spaces.

On their turn, players can either draw 2 colored cards from the deck (up to a hand limit of 5) or discard cards to place a building. To build, players must place their House pieces adjacent to a pre-existing structure (or the central space at the start). They must discard 1 or more cards matching the color of the dots on the chosen space. Players score points based on the number of dots on the space multiplied by the number of House pieces placed.

Players can build multiple buildings in a turn as long as each new building is adjacent to the previous one. The game ends when a player has 2 or fewer House pieces remaining. At the end of the game, players earn points from four districts—two for the highest buildings and two for the most buildings. Additionally, points are awarded to the player with the longest contiguous group of adjacent buildings.
